The
Final Construction Documents
come detailed to meet the requirements of the latest
adopted version of the ‘Wisconsin Residential Building
Code’, the standard information the
builder / contractor needs to estimate and/or build the
home.
Our house plans include all of the drawings typically
needed for construction, except for site specific
information, plumbing and heating or cooling
requirements. Each building department's requirements
for plan submission vary. We recommend that you contact
the building official in your area for their specific
requirements.
The Final Construction Documents include the following:
Cover Sheet & Index
Cover
-
features the front elevation of the house that shows
approximately how the home will look when built, the
project name, the index, lists the order of the drawings
included (with page numbers for easy reference) and
other general project information including, square
footages, vicinity map, etc. and a summary of all
construction tags found throughout the plan.
Site
Plan(s)
Plot Plan
(if applicable) - showing lot lines, buildings, driveway(s), sidewalks and setbacks to
property lines.
The plan will also show erosion control measures
(i.e. non-tracking roadway, silt fence locations, etc.)
which include showing direction of drainage, finish
grading and top of wall elevations. Grading plans are
not included
Structural Plan(s)
Foundation
-
The foundation page provides and includes dimensional
drawings for concrete walls, footings, pads, posts,
beams, bearing walls, and any stepped foundation
information. A typical wall section for the home is also
usually included on this page (if not, it is elsewhere
in your plan set, as space allows). If your plan
features a poured concrete slab rather than a basement
or crawl space, the foundation page shows footings and
details for the slab, and includes plumbing locations.
Floor Framing Plan -
Homes with a basement or crawl space
will have a floor framing plan for the first floor.
Multi-story homes will have floor framing plans for
upper floors as well. The floor framing plans provide
structural information such as the joist location,
spacing and direction, as well as the floor heights and
stair openings.

Main and Upper Level
Floor Plans -
Exterior and interior wall framing along with windows
and interior / exterior doors are dimensioned. Any
beams, posts and structural bearing points are indicated
as well.
Cabinets and
plumbing fixture locations
will be shown including; sinks, tubs, showers, toilets,
laundry tubs and water heaters for all floors as
required.
(Plumbing details by local plumbing contractor as
required by code.)
Lower Level Floor Plan
(unfinished) -
Exterior (if exposure is required) and interior wall
bearing framing with windows/doors if applicable are
dimensioned.
Any
beams, posts and structural bearing points are indicated
as well.

mechanical layout showing
suggested locations for the furnace(s), air to air
exchanger, floor drains, radon mitigation system, water
heater(s) and gas & electrical services.

Lower Level Floor Plans
(finished) -
Will include all unfinished basement items as well
interior wall partitions and escape well(s) (egress if
required) locations if the basement does not have
exposure to the exterior.
Cabinets and
plumbing fixture locations
will be shown including; sinks, tubs, showers, toilets,
laundry tubs and water heaters for all floors as
required.
(Plumbing details by local plumbing contractor as
required by code.)
Reflected Ceiling Plan (if applicable)
- This plan shows ceiling heights and treatments. It
also shows the details, profiles and finishes of the
ceiling treatments. Arches and soffits are also
specified in this section.
Roof Plan
-
Roof framing and/or truss directions (trusses engineered
by supplier) are shown with valleys and ridges. Slope
directions are indicated and structural members are
called out, if applicable. Beams and posts are
indicated, as well as recommended gutters, downspouts,
and any roof venting required for your home.
The suggested roof layout on
the plans may be altered by the truss manufacturer to
accommodate their design engineering
Elevations
Exterior Elevations
- In addition to the front exterior, your drawing set
will include drawings of the rear and sides of your home as well. These drawings give notes on exterior
materials and finishes. Particular attention is given to
details such as brick and stone accents, or other finish
items that make your home unique.
Structural Sections & Details
Building Sections and Details
-
Building sections show changes
in floor, ceiling, or roof height, and the relationship
of one level to another.
The section pages also
show how the stairs are calculated and depict roof and foundation items.
We try to draw
sections that show the most useful information, choosing
locations where there are elements you or your
contractor might need clarification on.
Electrical
Electrical Plan (if applicable) -
A suggested schematic layout of all lighting, switches
and electrical outlets
that will enhance functionality and highlight the unique
architectural features of the home.
